Summer is a popular time of year to get started with a home renovation project. But before you go all in and decide what you will renovate, think about this: a recent study by Remodeling magazine and the National Association of Realtors found that not all remodeling projects are created equal when it comes to reselling your home.

The Remodeling 2012-13 Cost vs. Value Report ranked home renovation projects nationally and locally to see which offered the best and worst return on investment (ROI) when homeowners later sold the properties. To achieve this, Remodeling magazine estimated costs of the 35 most popular home-renovation projects in 81 major cities, then polled some 3,900 Realtors to calculate how much each upgrade would add to a property’s value. Here’s a look at a few renovation ideas from Remodeling magazine that can actually improve your homes value and get you a solid ROI.

Putting in a Steel Front Door – We all know that the front entrance is a very important part of any home. It sets the tone for the house whether it is modern and contemporary or classic. The doorway is very important because it is the first thing home buyers go through when entering the home. The study found that changing out your door for a steel front door can improve your home’s energy efficiency while making a good first impression on home buyers. If your home’s front door is in bad shape and paint won’t fix it, it makes sense to install a new one. The study found the project return on investment on this is 85.6%.

Install Fiber-Cement Siding – While installing fiber-cement siding can be an expensive addition, Remodeling magazine predicts it will add to your home’s curb appeal, especially if you live in a cold weather climate. Fiber-cement siding is a very popular product on new construction homes because it is very low maintenance, it doesn’t need painting and it insulates a home as well. Home buyers look for things that will help make their home maintenance free for years to come. The study found the project return on investment on this is 79.3%.

Adding a Wooden Deck – Realtors have noticed that home buyers are favoring decks because they’re a great way to entertain family and friends year round. A deck not only adds value to the home, but it also adds an outdoor space for you to get cozy in. The study found that the project return on investment on this is 77.3%.

Garage Door Replacement – One area many of us may not consider is the garage door. Whenever you are considering a renovation to the outside of your home, you need to consider this area as well. Believe it or not, the garage door is part of the home’s curb appeal and upgrading it can really boost your home’s value. So if your garage door is old and weathered, and painting just won’t do the trick, replace it with a new modern door to give your home an entirely new look. The study found the project return on investment on this is 75.7%.
